Environmental and Sustainable Strategies
Eastern View Integrative Medicine, LLC has been designed as a "Green Building" because we believe creating healthy bodies, minds, and spirits includes living in a way that is ecologically-conscious. Our building was designed by Guillot, Viehmann, and Vivian Architects and built by Pizzagalli Properties and Construction. We are currently applying for LEED Certification.
Indoor Air Quality
- Careful attention to indoor pollutant sources and control of those sources through ventilation and particulate capture.
- No smoking is allowed in this building from the time that the roof deck and exterior walls are completed.
- Low and No volatile organic compound finishes reducing air-borne chemical sources.
- To reduce the possibility of mold all materials are carefully handled to keep them dry before they are installed in the building. Organic materials are eliminated in all concealed spaces.
Material Resources
- No CFCs or HCFCs are used n the Air Conditioning system.
- Use of local/regional materials in over 10% of construction materials.
- Use of recycled content materials in over 20% of construction materials.
- Reduction of waste through recycling of construction waste and tenant waste stream management.
Optimizing Energy Usage
- R values and air sealing are carefully designed and field tested to assure an air tight building envelope with no thermal bridging and insulation values that exceed code.
- Highly efficient HVAC systems to reduce energy usage and provide fresh air throughout the building all year long.
- Daylighting of over 55% of the building to limit electrical use and provide a better working environment.
- Employing a Commissioning Agent to be sure all systems are installed as specified and balanced for maximum efficiency.
- Provision for electric vehicle charging stations.
- Light color roofing to reduce cooling loads and eliminate heat island effect.
Site Considerations
- Protection of adjacent wetlands.
- Provide preferred parking spaces for carpooling and highly efficient vehicles to encourage fuel conservation.
- Treatment of stormwater to eliminate harmful substances from the runoff before the water enters adjacent wetlands.
- Light pollution reduction through careful fixture choice and exterior lighting plan.
Water Efficiency
- All plumbing fixtures are very low flow (1 gpm faucets, 1.6 gpf toilets, etc.)
- Use of non-water cleaners in exam rooms reduces initial cost and material use as well as water usage and waste water.
- Landscape materials chosen that are indigenous to avoid the need for watering.
